Celebrate Grand Opening of Terra Bella, 65 New Affordable Senior Homes in Bell Gardens
Bell Gardens, CA – May 30, 2013 – (RealEstateRama) — Abode Communities and the City of Bell Gardens welcomed Congresswoman Lucille Roybal-Allard and community representatives at the grand opening of Terra Bella, the newest housing development in the City featuring 65 affordable homes for seniors earning between 30 – 60% of Area Median Income. The grand opening took place on May 29th and was held at Terra Bella located at 5720 Clara Street, Bell Gardens, CA 90201.
Bell Gardens Mayor Pedro Aceituno remarked, “Terra Bella is a tremendous asset to our community. Particularly during these tough economic times, I am proud to know that we can provide safe, affordable housing to our senior residents.”
Terra Bella is the third affordable housing development in the City of Bell Gardens, boosting the City’s affordable rental supply by 31%. In addition to providing permanent affordability where seniors can age independently in place, Abode Communities enriches resident quality of life through an array of substantive resident services, including case management, advocacy counseling and recreational activities.
“Terra Bella is a prime example of what can be accomplished through a wide-range of public-private partnerships,” says Robin Hughes, President & CEO of Abode Communities. “The support from our partners, combined with Project-Based Section 8 rental subsidies, ensures deep and permanent affordability to seniors who live on fixed incomes. This is especially important as economies of scale continue to shift.”
Financing for Terra Bella was provided by a line of credit from Citi Community Capital, tax credit equity investment from Union Bank, an acquisition loan from Century Housing, redevelopment loans from the City of Bell Gardens and Community Development Commission of the County of Los Angeles, and Federal HOME loan funds issued through the Housing Authority of the County of Los Angeles. Additional partners include the Federal Home Loan Bank of San Francisco, California Debt Limit Allocation Committee and Enterprise Community Partners. The project was completed in March 2013.
More than affordable, Terra Bella is anticipated to achieve a LEED® for Homes Platinum rating. This rating confirms that seniors will enjoy healthy homes that are well maintained with reduced operating costs. Sustainability features include a photovoltaic system, solar hot water system, EnergyStar appliances and light fixtures, and formaldehyde-free cabinetry, among more.
Additional resident amenities include an on-site resident resource center with three computer stations, common kitchen and social gathering area; central courtyard with physical activity stations, edible community garden and social gathering spaces; laundry; and on-site property management and resident services provided by Abode Communities.
