Designers carefully navigated the intricacies of historic preservation to protect and restore original features while bringing a renovated and reimagined life to this hotel. Originally built in 1922, the architectural marvel the hotel calls home appears on the National Register of Historic Places. Designers leaned on the innate character of the building as they reimagined an inspired space. Planning for the lobby lighting-as-art installation – a monumental piece hanging 43′ long and 8′ tall – presented specific challenges. Designers focused on placing hanging points within flat portions of the coffers and leaving the ceiling as untouched as possible. Such strategic placements allowed for the finished installation to be beautifully interwoven with two original chandeliers. Additional challenges arose as designers conceptualized the hotel restaurant. Located on the lower level, the restaurant’s footprint spans spaces historically serving multiple functions. Designers made intentional decisions – covering original black and white mosaic-tiled flooring, located only in parts of what would serve as the restaurant, preserving historic millwork, and incorporating facades of original-wooden phone booths – to marry these spaces. Designers maintained a flexible approach as they brought to life a renovated hotel that reveres the past and incorporates a level of well-placed modernity that reflects an inclusive future.

This enviable collection of luxury, two-story, single-family homes is highlighted by unique appointments and modern architecture. The contemporary architecture emphasizes horizontal building forms and the use of prominent natural materials. Authentic, modern elevations were achieved without unnecessary ornamentation; its wide overhangs and articulate architectural finishes create recognizable elements while still holding individual expression. The spectacular backdrop of mountain views inspired natural building materials such as stone and large glass windows to integrate luxurious indoor and outdoor living spaces. The thoughtful stone and tile plane breaks create architectural variety to enliven its natural setting through landscape, color and architecture. The floor plans center around an open layout and integrated indoor-outdoor living space. The two-story foyer, expansive two-story great room, wet bar, dual covered patios, and two-sided fireplace unify and provide connectiveness throughout the home. The sizable primary bedroom suite, deluxe primary bathroom, secondary bedrooms and private bathrooms, as well as first and second-floor bonus rooms with deck access provide flexible living space to suit the unique needs of residents. This community offers numerous amenities, including a resort-style pool, fire pits, outdoor kitchen, social lounge, fitness center and bocce ball court.

Located along the Potomac River in historic Old Town Alexandria, Virginia, this new community was designed to provide unprecedented waterfront access offering 70 condominiums, 26 townhomes, onsite dining, concierge, new promenade, revitalized pier with cafe and more. One of the most unique community features is the innovative site planning and design. The 26 townhomes facing the historic streets have classically inspired architecture, blending with the surrounding neighborhood’s character. The condominium building facades facing the river are modern with oversized windows providing incredible views. This design solution anchors the community with the surrounding historic architecture and offers modern condominium living spaces today’s homebuyers want. Development challenges included over 14 months of archaeological investigation and preservation of the discoveries on the historic site; due to the tightness of the site, the use of tugboats/barges to bring in fill materials and barge out excavation as well as specialized conveyor belts to remove materials; and refurbishing an old, industrialized pier into a beautiful public amenity space with a cafe, outdoor seating, boat dock and kayak launch. This required repair and the replacement of an aged-steel structure via over-the-water, and with pontoon-only access, and necessitated the inspection and removal of the below-water components with dredging and divers.
